I'm freaking out

I received an offer on the condo. It's for the list price, but they want me to pay $10K in closing costs (so essentially it's for $10K under list price). Cynthia wants to negotiate down to $5K. I asked for two weeks rent back after close of escrow, but I don't know if I'll get it.

I need to make some calls on Monday to find out how much of a deposit I'll need for the move, how much it'll cost to fly the cats out, etc.

I'm not rejecting the offer. We made a counter-offer. I thought that the condo would take a month to sell, so I was taken aback. Ultimately the sale will be a good thing, but I'm worried about move issues right now (especially the money I'll need (deposit, cat transport) before I get the money from the sale).
